简单来说
Freehold(永久地契)
土地属于你和后代
未来转手比较容易
银行通常贷款批得快
通常价格较贵
Leasehold(租赁地契)
通常比同区Freehold便宜10~20%
开发快、设施新
地契年限会减少(99年/60年)
转售和贷款程序会比较复杂
那该怎么选?
如果你买来自住、打算长期hold,Freehold当然更稳。
但如果你买来投资、计划5~10年内卖掉,Leasehold也能赚,只要选对地点。
最重要的不是地契类型,而是你买那间房的“故事线”对不对。
(地段+需求+目标=关键)
