UOA Real Estate Investment Trust (UOA REIT) reported a small dip in quarterly earnings as higher maintenance and upkeep expenses weighed on its operating performance. For the third quarter ended Sept 30, 2025, the trust posted a net profit of RM10.45 million — a marginal 0.2% decrease from RM10.48 million in the same period last year — despite stronger rental contributions.
According to its filing, property operating expenses surged 36.6% to RM12.45 million compared with RM9.11 million previously, largely driven by increased maintenance requirements across its portfolio. In contrast, non-property expenses eased 3.5% to RM8.12 million, supported by lower impairment losses on financial assets.
Gross rental income continued to grow, rising 8.3% year-on-year to RM30.07 million from RM27.77 million. No distribution was declared for the quarter.
For the nine-month period, UOA REIT recorded a 3.5% improvement in net profit at RM31.3 million, while gross rental income expanded 10.1% to RM89.85 million, reflecting steady tenant demand across its commercial assets.
The trust highlighted that its recently announced acquisition of three commercial properties on Oct 2 will further strengthen its portfolio once completed. UOA REIT also reaffirmed its commitment to maintaining gearing within regulatory limits while actively optimising its assets to maximise value for unitholders.
At the close of trading on Tuesday, UOA REIT’s units remained unchanged at 84.5 sen, giving the trust a market value of RM570.9 million.
