Negeri Sembilans Property Market Gains Momentum Amid Strong Residential Demand

SEREMBAN, Nov 4 — The demand for residential properties in Negeri Sembilan continues to surge, supported by the state’s growing economy, investor confidence, and ongoing large-scale developments under Malaysia Vision Valley 2.0 (MVV 2.0).

According to Real Estate and Housing Developers’ Association (Rehda) Negeri Sembilan chairman Datuk Desmond Yap Poh Seng, the state is rapidly transforming from a traditional commuter zone into a vibrant and competitive economic hub that rivals major areas in the Klang Valley.

He highlighted that Negeri Sembilan’s economic growth is being accelerated by major catalytic projects such as MVV City, SPD Tech Valley, Eco Business Park VII, Enstek Techpark 3, Vision Business Park, Negeri Sembilan Silicon Valley, the Google Data Centre, Smart AI Container Port, and Sunway Seremban Sentral.

“These initiatives are reshaping the state’s investment landscape and bringing in billions of ringgit worth of development. They are also creating thousands of new jobs in sectors such as manufacturing, logistics, renewable energy, and professional services,” Yap said during the launch of the Negeri Sembilan Housing and Property Expo.

Also present at the event was J Arul Kumar, Chairman of the Local Government Development, Housing and Transport Action Committee.

Positive Market Performance

Data from the National Property Information Centre (Napic) shows that Negeri Sembilan’s property market remained strong in the first half of 2025. The total number of transactions rose 6.8% to 10,108 units, while transaction value grew 11.8% to RM4.62 billion.

The residential property sub-sector continued to lead market activity, with a 7.6% increase in the number of units sold and a 5.6% increase in transaction value compared to the same period last year.

Yap added that the reduction of the Overnight Policy Rate (OPR) to 2.75% has improved housing affordability, encouraging more buyers to enter the market and stimulating overall property demand.

Strategic Connectivity Driving Growth

Negeri Sembilan’s prime location near the Klang Valley makes it an attractive alternative for both homebuyers and investors. The state’s excellent connectivity via the PLUS Expressway, LEKAS Highway, and Seremban–Port Dickson Expressway offers convenient access to key commercial zones like Bukit Jalil, Puchong, Subang, and Kuala Lumpur.

As a result, more Klang Valley residents seeking affordable alternatives are choosing to settle or invest in Negeri Sembilan — a trend that also benefits the surrounding markets for industrial land in Selangor, office space in Bukit Jalil, factories in Puchong, and commercial properties in KL.

Government Commitment to Affordable Housing

Meanwhile, Arul Kumar reaffirmed the state government’s commitment to ensuring homeownership opportunities for all citizens.

“Since 2018, a total of 33,697 affordable housing units have been approved across Negeri Sembilan, with 26,548 units completed or under construction,” he said.

He emphasized that these initiatives are in line with the Negeri Sembilan Development Plan 2045 (RPNS 2045), which envisions inclusive urban growth, sustainable housing, and a well-balanced property ecosystem.

Outlook

With strong infrastructure, robust development projects, and continued support from both federal and state authorities, Negeri Sembilan’s property market is poised for steady expansion. The spillover effects are also expected to stimulate surrounding commercial and industrial property markets across Selangor and the Klang Valley — particularly in high-demand areas like Subang, Puchong, and Bukit Jalil, where businesses and investors continue to seek strategic growth opportunities.
