Astaka Holdings partners with CapitaLand to launch RM2.1b Phase 3 of One Bukit Senyum, Johor Bahru
Astaka Holdings Limited (SGX:42S) has announced the launch of Phase 3 of its flagship One Bukit Senyum integrated development in Johor Bahru, with a total GDV of RM2.1 billion. The phase includes Arden @ One Bukit Senyum (RM800m residential skyscraper, 80% sold), and a RM1.2b mixed-use project featuring a 300,000 sq ft lifestyle retail mall, a 250-room 5-star hotel, and 300 branded residences. To strengthen its retail strategy, Astaka has partnered with CapitaLand Investment Limited (CLI), which will provide advisory support from planning to operations.
Strategically located within the upcoming Johor-Singapore Special Economic Zone (JS-SEZ) and just 600m from the RTS Link, One Bukit Senyum is poised to become Johor Bahru’s new central business district. The overall project carries a GDV of RM3.6b, with Phase 1 (The Astaka twin towers) completed in 2018 and Phase 2 (Menara MBJB City Council HQ) completed in 2020.
Astaka’s CEO Allen Khong said the final phase marks the realisation of a decade-long vision to transform Johor Bahru into a world-class residential, commercial, and retail hub. CLI CEO Ervin Yeo added that the partnership aims to deliver a vibrant retail experience for locals and cross-border shoppers, capitalising on the growth opportunities from the JS-SEZ.
