Exsim Development Sdn Bhd has officially launched construction on the RM800 million MABA Suitez redevelopment project, marking a major transformation of the historic Wisma MABA site in Kuala Lumpur. This ambitious initiative, developed in partnership with the Malaysian Basketball Association (MABA), will convert the 1.328-acre land into a modern 60-storey twin-tower development featuring serviced apartments and office suites. Strategically located along Jalan Hang Jebat, the project sits directly opposite the Merdeka 118 precinct and benefits from seamless accessibility to MRT Merdeka and LRT Plaza Rakyat stations. As central Kuala Lumpur continues to evolve into a high-density urban hub, MABA Suitez is positioned as a new landmark offering premium city-centre living and investment opportunities.

The development will comprise approximately 1,300 units, including compact serviced apartments ranging from 484 sq ft to 657 sq ft and office suites starting at 323 sq ft. With indicative pricing between RM1,800 and RM2,200 per sq ft, MABA Suitez targets young professionals, city dwellers, and investors seeking strong location-driven demand. Construction is ongoing, with full completion targeted for 2031. Beyond its residential and commercial value, the project represents a defining moment for MABA, which will receive RM170 million from the redevelopment agreement. A significant portion of this amount—around RM120 million—will be used to purchase serviced apartment units within the project, generating an estimated RM6 million in annual recurring rental income for the association.

This transformation brings long-term financial stability to MABA, marking a shift away from decades of reliance on donations and uncertain funding. The association’s new headquarters, to be integrated within the development, will feature a 3,000-sq-ft space equipped with a dedicated half-court for 3×3 basketball. This modern facility reinforces MABA’s commitment to growing the sport at both grassroots and national levels, ensuring they can channel more resources into player development, competitions, and community programs.

The redevelopment of Wisma MABA also reflects a broader urban renewal effort in Kuala Lumpur. The previous building, over 50 years old and plagued by structural issues, is being replaced with a contemporary, high-value mixed-use development that aligns with the city’s long-term vision. As Kuala Lumpur continues to attract local and international interest, MABA Suitez is poised to become a key asset in the city’s real estate landscape—boosting surrounding property values and complementing the transformative Merdeka 118 precinct.
