Johor Land Group Sdn Bhd (JLG), the property arm of Johor Corporation, has officially launched Ibrahim Technopolis (IBTEC), a 7,290-acre technology-driven development in Sedenak, Kulai — located roughly 50km north of Johor Bahru and about 70km from Singapore.
Positioned as Asia’s largest innovation sandbox, IBTEC builds upon the rapidly developing Sedenak Tech Park (STEP), which is already drawing substantial global interest. To date, STEP has secured RM34.5 billion in committed investments for data centre facilities, further strengthening Johor’s position as a regional tech and digital infrastructure hub.
The long-term project carries an estimated gross development value (GDV) of RM27 billion over a 22-year period. According to JLG group managing director Datuk Akmal Ahmad, IBTEC is designed to elevate Johor’s industrial profile by shifting from low value-added activities to advanced, research-led manufacturing.
He noted that the success of IBTEC will not only be measured by capital inflow, but also by how effectively the ecosystem supports talent development and economic mobility for Malaysians — including opportunities for workers, entrepreneurs and local communities.
Key components planned for IBTEC include:
• Advanced manufacturing and logistics districts connected to major supply chains across the region
• Research, development and innovation zones linked to universities, technical schools and corporate R&D centres
• A digital connectivity backbone equipped with smart utilities, data-ready infrastructure and systems supporting AI, IoT and autonomous technologies
• A flexible policy environment designed to accommodate future regulatory models for sandbox-based innovation
This major tech-led development is also expected to complement broader industrial growth across Malaysia, including high-demand industrial land markets in Selangor and emerging commercial hubs in Kuala Lumpur. As advanced industries continue expanding in places like Sedenak and Johor, the spillover often drives stronger interest in logistics facilities, warehouses, and factory spaces in established areas such as the Subang area, Bukit Jalil and Puchong.
