Pre-Cleaning Site Assessment

Inspect unit type, accessibility, and contamination level

Assess condition of coils, filters, drain pans, and internal components

Identify if unit can be cleaned in place or needs disassembly

System Shutdown & Isolation
-
Power off and safely isolate AHU or FCU unit
-
Implement Lockout/Tagout (LOTO) procedure to ensure safety

Removal of Filters and Access Panels
-
Remove air filters, drain pans, and access covers for full cleaning access
-
Inspect filters for replacement or cleaning
-
-
Steam Coil Cleaning
-
Use high-pressure steam to deep clean evaporator (cooling)
-
Break down and remove biofilm, mold, dirt, and oil residue lodged between coil fins
-
Avoid use of harsh chemicals — environmentally friendly and non-corrosive process
-

Drain Pan and Condensate Line Cleaning
-
Steam clean and sanitize the drain pan
-
Flush the condensate drain line to prevent blockage and microbial growth
-
-
Fan, Blower, and Motor Housing Cleaning
-
Steam clean fan blades, blower wheels, and surrounding compartments
-
Remove dust and grime to ensure smooth airflow and balanced rotation
-

Internal Casing and Insulation Disinfection
-
Apply steam to internal metal panels and insulation (if suitable) to kill bacteria and odors
-
Wipe down with microfiber cloths or vacuum residues
-

Filter Cleaning or Replacement
-
Clean washable filters with steam or mild detergent
-
Replace disposable filters if necessary

Post-Cleaning Inspection & Testing

Inspect all components for cleanliness and functionality

Reinstall access panels and filters
-
Power up the unit and test airflow, temperature, and condensate drainage
-

Documentation & Reporting
-
Provide before-and-after photos and detailed cleaning report
-
Log maintenance activity for compliance and health records
-
Recommend next cleaning schedule based on site conditions
