EKG Project Update: Advanced Triple-Action AHU Sanitization & Performance Audit

Kuala Lumpur | March 6, 2026EKG M&E Sdn Bhd has successfully completed a high-intensity restoration of a critical Air Handling Unit (AHU) system. By implementing a specialized three-stage cleaning process—Water Jet, Chemical, and Steam—our engineering team has restored the unit’s heat exchange efficiency to near-factory specifications.

HVAC HYGIENE & MECHANICAL PERFORMANCE VALIDATION

Scope of Work: Triple-Stage Deep Cleaning, Biofilm Removal, and Air Flow Velocity Testing

1. Problem Statement

Over time, AHU cooling coils develop "deep-seated" fouling that a single cleaning method cannot fully penetrate. Dust becomes trapped in the center of the coil fins (mechanical blockage), while bacteria and mold create a sticky biofilm (biological blockage). This lead to restricted air throw, poor cooling, and "sick building syndrome." To solve this, EKG applied a comprehensive "Total Clear" protocol.

2. Technical Execution

Our team followed a rigorous multi-stage workflow to ensure every millimeter of the heat exchanger was addressed:

  • Stage 1: High-Pressure Water Jetting: We began with a mechanical water jet wash to dislodge heavy surface debris, dust, and particulate matter from the external fin surfaces.

  • Stage 2: Precision Chemical Cleaning: An industrial-grade alkaline cleaning agent was applied to penetrate the gaps between the fins. This chemical reaction breaks down the "greasy" organic binders that hold dirt in place, liquefying the stubborn internal blockages.

  • Stage 3: High-Temperature Steam Sanitization: To finish, we utilized high-pressure steam. The thermal energy kills 99.9% of bacteria and mold while the vapor pressure flushes out any remaining chemical residue, leaving the coils clinically clean and odor-free.

  • Performance Audit (Air Flow Testing): Following the cleaning, our technicians performed an Anemometer Air Flow Test. By measuring the air velocity (m/s) at the discharge grilles, we confirmed a significant increase in "Air Throw" strength, proving the internal obstructions were successfully cleared.

3. Project Outcome & Value Delivered

  • Maximized Air Volume: The air flow testing confirmed that the system is now delivering its full rated volume of air, ensuring even cooling across the entire office floor.

  • Energy Efficiency: With the "Triple-Action" clean, the static pressure drop across the coils is minimized, allowing the fan motor to consume less power while delivering more cooling.

  • Health & Safety Compliance: The combination of chemical and steam cleaning ensures a sterile air path, providing peace of mind for building occupants regarding Indoor Air Quality (IAQ).
