KPKT Stresses Community-Oriented Development Over Quantity of Homes

KUALA LUMPUR (Dec 1): The Ministry of Housing and Local Government (KPKT) has highlighted that new housing developments should focus on quality of life and community-building, rather than merely increasing the number of residential units, in line with Malaysia MADANI principles.

Deputy Minister Datuk Aiman Athirah Sabu said the ministry, through PLANMalaysia and local authorities, is monitoring compliance with planning guidelines, ensuring developments include green spaces, community facilities, pedestrian networks, and areas that encourage social interaction.

She added that local authorities in Peninsular Malaysia are integrating human-scale design and social integration parameters into local plans, and compliance will be reported at National Council for Local Government (NCLG) meetings from 2026.

Aiman Athirah also noted that, as of 2024, 197,311 affordable housing units have been completed nationwide, including PPR, RMR, SPNB, and PR1MA projects. Monitoring of delayed, “sick,” or abandoned projects is ongoing through the National Affordable Housing Council and Task Force for Sick and Abandoned Private Housing Projects (TFST), with 1,333 projects revived since December 2023, involving 159,638 units and a GDV of RM126.47 billion.

She emphasized that these measures aim to ensure Malaysians have access to quality, safe, and habitable housing, while aligning ongoing developments with national policies under the Fourth National Physical Plan, which will be presented to the National Physical Planning Council chaired by Prime Minister Datuk Seri Anwar Ibrahim.
