Eupe Corp Bhd is preparing to unveil Edgewater, a 95-acre mixed-use development in Sungai Petani, Kedah, with its launch targeted for the first half of 2027. Designed as a vibrant, interconnected precinct, the RM700 million township will feature residential, retail, recreational and biodiversity-driven components—marking a fresh approach compared to standard township layouts in the area.
At a signing ceremony held on Friday, Eupe Corp group managing director Datuk Beh Huck Lee confirmed that Jaya Grocer will become the anchor tenant for Edgewater’s retail component, marking the premium grocer’s first-ever outlet in Kedah. Jaya Grocer will occupy 26,000 sq ft within the retail zone, which spans 220,000 sq ft in total. Beh also noted strong interest from various other brands eyeing the remaining retail units.
Edgewater’s master plan currently includes approximately 700 landed homes, around 90 retail units, extensive recreational zones and dedicated biodiversity initiatives. Beh shared that the final retail configurations may evolve as planning progresses, and the group is exploring opportunities to acquire more adjoining land to further enhance the precinct.
While the development is located in Sungai Petani, its integrated planning mirrors the rising demand seen across Malaysia for well-connected lifestyle townships—similar to growth corridors featuring industrial land in Selangor, commercial property in KL or maturing hubs near industrial property in the Subang area. Edgewater aims to stand out by offering a renewed, holistic environment where residential living, retail convenience and nature-inspired spaces merge seamlessly.
