Energy Audit Chilled Water System (Johor only)

Scope :

1. Pre-Audit Review and Site Walkthrough

   • Collect system design documents, drawings, load profiles, and operating schedules

   • Conduct a site walkthrough to inspect chillers, pumps, cooling towers, AHUs, and control systems

   • Interview operations and maintenance staff

2. Data Collection and Instrumentation Setup

   • Install temporary energy meters (power analyzers) on:

     • Chillers (main compressors)

     • Condenser water pumps

     • Chilled water pumps

     • Cooling tower fans

   • Log data for power (kW), voltage, current, and power factor

   • Install flow meters and temperature sensors on chilled and condenser water loops

3. Real-Time Performance Measurement

   • Record actual cooling load (RT), chilled water flow, inlet/outlet temperatures

   • Measure and log system kW usage during normal, peak, and partial load conditions

   • Monitor equipment cycling, setpoint accuracy, and control sequences

4. kW/RT Calculation and Benchmarking

   • Compare results against local and international benchmarks (e.g., <0.8 kW/RT for efficient systems)

   • Identify deviations, inefficiencies, and abnormal operation patterns

5. System Efficiency Analysis

   • Evaluate individual equipment efficiency:

     • Chiller performance (COP, partial-load behavior)

     • Pump and fan energy consumption

     • Cooling tower approach temperature

   • Assess control system logic and automation effectiveness (e.g., BMS, VSD operation, staging)

6. Improvement Recommendations

   • Identify retrofit opportunities (e.g., VSDs, high-efficiency chillers, control upgrades)

   • Suggest operational improvements (e.g., setpoint tuning, load balancing, better scheduling)

   • Estimate energy savings, payback periods, and potential carbon reduction

7. Reporting and Presentation

   • Deliver a detailed audit report including:

     • Current kW/RT performance

     • Energy usage breakdown

     • Graphs, charts, and logged data

     • List of proposed improvements with ROI estimates
